- Bare-shell to handover. Civil work, electricals, AV / data cabling routing, partitions (glass + drywall), ceilings, workstations, meeting rooms, phone booths, breakout areas, pantry, signage, finishing. We coordinate with kitchen / pantry equipment vendors and AV integrators. Furniture procurement can be inside or outside scope depending on your preference.

- We design against actual occupancy patterns — usually 60–70% peak utilization for a hybrid team — rather than 1:1 seat-to-headcount. That means more focus pods, more bookable rooms, fewer dedicated workstations, and stronger breakout zones. Hot-desking only works if storage and locker design is sorted up front; we plan for that.

- Yes, at the drawings stage. AV integrators tell us where conference cameras, displays, mic arrays, and room control panels go; IT tells us cabling routing; we make sure walls, ceilings, and floor boxes are placed so all of that lands cleanly without after-the-fact cuts.

- Yes. Brand-led spaces (logo walls, signage systems, branded paint and finish palettes, identity-aligned furniture choices) are part of what we do. If you have a brand team, we coordinate. If you don't, we have an in-house design team that can take the brand brief and translate it into spatial decisions.

- 10–18 weeks for a 5,000–15,000 sqft office, bare shell to handover. Larger spaces (15,000–30,000 sqft) typically run 16–24 weeks. Phased fit-outs (open part of the floor first, build out the rest while occupied) are possible with careful sequencing — we've done this on institutional projects.

- Yes — managing approvals with property management (DLF, Hines, RMZ, individual landlords) is part of PMC. We submit drawings for approval, coordinate move-in / fit-out windows, and handle MEP compliance with the building's central systems where required.
